Why Pre-Construction Termite Treatment Is Important for New Buildings in Abu Dhabi

Why pre-construction termite treatment is important for new buildings in Abu Dhabi

Your foundation trenches are dug, the concrete truck is booked for Thursday, and there is a line on the contractor’s quote that says “anti-termite treatment.” Is it worth paying for? In most cases, yes, because this is the only time the soil under your home can be treated directly. Once the slab is poured, that soil is covered for good. This guide explains what pre-construction termite treatment in Abu Dhabi does, the honest pros and cons, and how to make sure the job is done properly.

What Does Termite Treatment Before Construction Actually Do?

A trained technician applies a liquid termiticide to the soil while the building is going up. The goal is a layer of treated soil between the ground and your structure. Termites that live in the soil and tunnel upward meet that treated layer before they reach your walls, door frames or cabinets.

The work is not done in one visit. It follows the build. The usual stages are:

  • The bottom and sides of the foundation trenches, before blinding concrete
  • The backfill soil placed against the foundation walls
  • The compacted plinth fill, before the polythene sheet goes down
  • The soil around plumbing, drainage and cable entries
  • A narrow trench along the outside walls at the end of the build

Each visit has to happen before the next concrete pour, so the treatment team works to your site engineer’s schedule. You can see the label rates and what we record at each step on our stage-by-stage soil treatment page.

Are Termites Really a Problem in Abu Dhabi?

Many people assume the desert is too dry for termites. The research says otherwise. A UAE field survey by W. Kaakeh, published in the Journal of Agricultural and Marine Sciences (2005), recorded six termite species in the country, and all six were found in Abu Dhabi. They include sand termites and small subterranean species that move through the soil in earth tunnels.

Local building habits also help them. Most new villas in Al Shamkha, Madinat Al Riyadh, Shakhbout City and Khalifa City have gardens that are watered every day. That irrigation keeps the soil next to the walls damp, even in August, and termites need damp soil to survive.

Inside the home, they go after anything with cellulose: door frames, skirting boards, the backs of kitchen cabinets, MDF wardrobes, ceiling battens and the paper face of gypsum board. Most owners never see a termite. What they notice, often a couple of summers after moving in, is a skirting board that sounds hollow when they tap it.

The Main Reason It Matters: You Only Get One Chance

Before the slab is poured, the soil is open. A technician can walk the trenches, treat every side of the footings and cover the whole plinth evenly. After the slab is poured, the only way to reach that soil is to drill holes through your finished floors and along the walls, then inject the treatment through those holes.

If your villa is already finished, treatment is still possible. Our termite control service for finished homes uses drilling and injection along walls and floors. It works, but it can never reach the soil as evenly as treatment done while the ground is open.

The Pros of Treating the Soil Before the Slab

It reaches soil you can never reach again

Under the slab, around the footings and inside hollow block voids are the places termites use most. They are also the places that are sealed off once building moves on.

You get one even barrier, not patches

Treating open soil gives a continuous layer. Treatment after construction depends on where holes can be drilled, which can leave gaps under fixed kitchens, bathrooms or tiled areas you do not want to break.

No mess inside your new home later

Nobody wants a technician drilling through new marble a year after handover. Doing it during the build means the work is hidden under the floor before you move in.

Paperwork your consultant can file

Some project specifications include anti-termite soil treatment and ask for proof at handover. A good provider gives you a stage report after every visit and a final treatment certificate, so there is a clear record of what was done and when.

A written warranty with inspections

Proper treatment usually comes with a written warranty. Ours runs for 10 years and includes follow-up inspections, which gives you a clear plan for the first years in the home.

Licensed work with registered products

Since 2024, the Abu Dhabi Public Health Centre issues permits for pest control work in the emirate. Using a licensed company means the products are registered in the UAE and applied at label rates. You can check our licence and certifications before you book.

The Cons and Limits You Should Know

No treatment is perfect, and you should hear the downsides before you sign.

It is an extra cost during the build

Every dirham counts when you are building. The price depends on your plinth area in square metres, the number of stages in your specification, the product and the warranty length. Ask for a written quote that lists each stage so you can compare like with like.

It has to fit your concrete schedule

If the trenches are concreted before the technician arrives, that soil is lost. Your site engineer needs to book each visit ahead of each pour, which takes some planning.

Digging later can break the barrier

When plumbers, electricians or landscapers dig through treated soil, they leave an untreated gap. NC State Extension advises that the final soil treatment should come after final grading for exactly this reason. Tell your treatment team before any digging near the walls so that patch can be treated again.

The outside perimeter is treated last, after grading, so later digging does not leave gaps.

It lowers the risk but cannot remove it

Termites can still find small gaps such as expansion joints and pipe openings. A soil barrier makes damage much less likely, but regular inspections are still worth doing.

The chemical needs careful handling

Most soil treatments in the UAE use imidacloprid. Its safety data sheets class it as harmful if swallowed and very toxic to aquatic life. That is why it should only be applied by trained staff, into the soil, away from wells, drains and pools, and before anyone lives in the building. The US EPA also advises using a trained professional and a product labelled for soil treatment.

When It Matters Most

Treatment is worth it for almost any new building, but it matters most when:

  • Your villa sits on a sandy plot with a lawn or garden planned
  • Irrigation lines or planters will run close to the walls
  • The ground floor has timber doors, built-in wardrobes or MDF kitchen units
  • Your consultant’s specification lists anti-termite soil treatment
  • You plan to live in the home or keep it as an investment for many years

We see this most in growing villa areas such as Mohammed Bin Zayed City, Al Falah and Al Shawamekh, where new homes go up next to established gardens.

How to Make Sure the Job Is Done Properly

You are paying for something you will never see once the floor goes down, so the record matters as much as the spraying. Before you approve the work, ask for these:

  • A stage report after every visit showing the date, the area treated, the product, the quantity used and photos
  • The product name and its UAE registration, plus the label and safety data sheet
  • A supervisor’s signature on each report, not only the technician’s
  • A final certificate and the written warranty terms
  • A clear rule for later digging, so you know who to call before plumbing or landscaping work near the walls

Keep the certificate with your handover documents. If you ever sell or rent the villa, it shows the home was protected from the start. You can read more about the people who supervise our site visits on our team page.

Frequently Asked Questions

Is termite treatment before construction worth it for a small villa?

Yes, if the soil can still be reached. The size of the villa changes the price, not the need. A small plinth still sits on soil where termites can live.

Can I add termite treatment after the slab is poured?

Yes, but only by drilling through floors and along walls and injecting the treatment. It works, but it covers less soil than treatment done while the ground is open.

Does sandy soil in Abu Dhabi keep termites away?

No. Sand termites are among the species recorded in the UAE, and daily garden irrigation keeps sandy soil damp enough for them.

What if my contractor poured the foundations without treatment?

Treat the stages that are still open, such as backfill, plinth fill and the outside perimeter, and ask about extra protection around pipe entries. Partial treatment is better than none.

Protect the Soil Before It Is Covered

Once the concrete goes down, the soil under your home is out of reach for good. A few planned visits during the build give you a treated barrier, a paper trail for your consultant and a warranty for the years ahead.
